New York vs. Miami vs. Sarasota: Where Can Real Estate Investors Find the Best Cap Rate?

When comparing multifamily investment opportunities, one of the most commonly used metrics is the capitalization rate, or cap rate. While it provides a quick way to evaluate a property's earning potential, understanding what it actually measures and what it doesn't is essential before making an investment decision.

A cap rate is calculated by dividing a property's Annual Net Operating Income (NOI) by its Purchase Price.

Example:

  • Annual Net Operating Income (NOI): $60,000

  • Purchase Price: $1,000,000

Cap Rate = $60,000 ÷ $1,000,000 = 6%

The cap rate represents a property's unleveraged operating return. In other words, it measures the property's performance before mortgage payments, income taxes, depreciation, and major capital expenditures are taken into account. Because it excludes financing, cap rate allows investors to compare properties on a more consistent basis regardless of how they intend to finance the purchase.

So how do some of today's major markets compare?

Current 2026 multifamily market indicators place New York City near approximately 5.4%, Miami around 5.6% to 5.7%, and Sarasota between 6% and 6.5%, depending on the property's location, condition, tenant profile, and operating history.

At first glance, Sarasota's higher cap rates may appear to offer the strongest return. However, cap rates should always be viewed within the context of each market.

New York City's lower cap rates often reflect limited inventory, high investor demand, and long-term appreciation potential. Investors frequently accept lower initial yields in exchange for stability and asset preservation.

Miami continues to attract investors with its growing economy, international appeal, expanding population, and strong rental demand. Many investors view Miami as offering a balance between current income and future appreciation.

Sarasota has become an increasingly attractive destination for investors seeking potentially higher yields with a lower entry point than larger metropolitan markets. Continued population growth, strong lifestyle demand, and opportunities for value add investments have helped drive interest across both residential and multifamily sectors.

While cap rate is an excellent starting point, it should never be the sole basis for an investment decision. A higher cap rate may reflect greater vacancy risk, increased insurance costs, deferred maintenance, or higher management expenses. Likewise, a lower cap rate may indicate a market where investors place greater value on long-term appreciation, liquidity, and stability.

Successful real estate investing requires looking beyond the headline numbers. Careful analysis of rental income, operating expenses, financing options, market trends, insurance premiums, property taxes, and future growth prospects is essential before purchasing any investment property.
